  • Create overall vision of architecture downtown
  • Land use: building rights vs. view rights

  • Integrated downtown with European flavor and promenade
  • Vertical expansion allowing more density - 3-4 story limit in downtown

Transportation

  • Close PCH to Glenmeyre for promenade
  • Non-pollute tram/bus from parking lots

The People

Education

  • New high school structure, recreation aspects: ball field, all-weather track, etc.

Image and Identity

  • Integrate all communities into city community
  • Maintain charm while encouraging innovation
